Residential Fire Alarm Systems

As a Landlord, you have a long list of things you need to do. How high on that list is keeping your tenants safe from Fire and Carbon Monoxide?

As from October 1st 2015 it is law that all private tenanted properties have as a minimum working smoke alarms on every landing level, however best practice using the guidance of BS5839 part 6 (British Standard for Fire Alarms in Dwellings) suggests that automatic detection should be provided on the escape routes and high risk areas for example hallways, landings, living room and kitchen.

In multi tenanted properties (HMO’s) it is advisable to install additional detection in sleeping area’s to ensure that a fire is detected at the earliest possible stage.

It is the landlord or landlords representative responsibility to ensure that the system is operational and as such care should be taken in the type of detector installed ideally this should not be a battery only unit as batteries can be removed and the unit then becomes redundant.

The other consideration within a premises is for CO detection these should be installed within a room that the gas boiler is installed and any solid fuel burners.
